Lagos govt issues 21-day ultimatum to 176 illegal estates for layout approval

The Lagos State Government has flagged 176 estate developments as illegal for failing to secure mandatory layout approvals, issuing a 21-day ultimatum to their promoters to regularise their documentation.

In a statement released by the Ministry of Physical Planning and Urban Development and signed by its Director of Public Affairs, Mukaila Sanusi, the affected estates are concentrated in Eti-Osa, Ajah, Ibeju-Lekki, and Epe.

According to the statement, the list of erring estates was published on Monday, following an extensive audit of developments across the state.

Permanent Secretary of the Office of Physical Planning, Oluwole Sotire, warned that the continued operation of such estates without approval undermines the principles of sustainable development and contravenes the T.H.E.M.E.S+ agenda of the Lagos State Government.

Some of the identified estates include Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate-Elegushi, and Royal View Estate in Ikota, among others.

Sotire directed all affected developers and property owners to submit their documents to the Ministry at the State Secretariat in Alausa, Ikeja, within 21 days for processing.

“This compliance exercise forms part of our statutory responsibility to regulate estate development across Lagos, ensuring an organised, safe, and resilient city in line with the state’s smart city vision,” he said.

The Permanent Secretary also reminded real estate developers and practitioners of the mandatory requirement to register with the Lagos State Real Estate Regulatory Authority, LASRERA, which oversees the sector’s regulation and coordination.
